DESIGNS for the next phase of the Barton Park development have been revealed for the first time.

It will be the next major part added to the estate, which will eventually contain 885 homes.

Redrow was selected as the builder for the next 207 homes – to be built on pockets of land measuring 5.6 hectares – last year.

Like the rest of the estate, 40 per cent of all of the homes will be allocated as affordable.

Those homes will be built next to Hill’s 237, which are already being built off the A40.

Redrow’s documents have been published on the city council’s website, ahead of planning permission being granted for them in coming months.

A total of 357 car parking spaces would be provided on the Redrow-led section of Barton Park. All properties will have 'secure and discreet bike storage'.

Developers said they held eight design meetings with city council planning officers from January 2018 over how the homes would look, with changes made each time.

The company said it would be built in a way to allow a 'sustainable and cohesive community in the garden city tradition'.

A statement in planning document states: "Redrow have developed an enviable reputation for quality of build and for after sales service.

"Their standard products are built using traditional construction methods and materials and represent good value for money.

"Redrow have established a leading apprenticeship programme and seek to develop this at Barton, so whilst the homes at Barton will be bespoke, the proposals will complement Redrow's existing ethos."

The housebuilder said it will need to look at how to dampen noise from the A40 and that homes 'should be designed to benefit from sunlight'.

Its document continues: "The conflict between noise mitigation and sunlight will require careful consideration of window orientation and use for ventilation on the southern boundary."

The new buildings must also 'respond sympathetically' to other buildings in Barton, immediately to the east of the site.

John Mann, Redrow Homes South Midlands' managing director, said: “Barton Park is set to be a truly unique example of sustainable and community-focused living, in what will be an exciting and transformational development.

“We’ve been working closely with Grosvenor and Oxford City Council to progress our vision with a well-considered layout that encourages integration and engagement with the wider community, whilst mirroring the design of buildings in the surrounding area."

On the edge of the site, it has been designed around the primary guiding principle of 'transition' and will be based around a new primary school and a community hub.

Permission for those will be decided later.

Initial planning permission for the whole Barton Park project was first passed by the city council in 2013.
